310.1 Residential Occupancy Classifications We Work With

R occupancies must meet specific life safety, egress, fire protection, and accessibility requirements tailored to their risk level and occupant type.

🔹 Types of Residential Occupancies We Handle:

🛎️ 310.2 Group R-1: Transient Residences

Residential Group R-1  occupancies containing sleeping units where the occupants are primarily transient in nature.
These are properties where guests stay for short periods, such as:

3. 🏠 Short-term boarding house

🏢 310.3 Group R-2: Multi-Family Residences

Residential Group R-2 occupancies containing sleeping units or more than two dwelling units where the occupants are primarily permanent in nature
Designed for long-term living, these include:
1. Apartment house
2. Condominiums
3. Dormitories
4. Fraternity/Sorority housing

🏠 310.4 Group R-3: Single & Two-Family Homes

Residential Group R-3 occupancies where the occupants are primarily permanent in nature and not classified as Group R-1, R-2, R-4 or I (Industrial).
Buildings that do not contain more than two dwelling units
Care facilities that provide accommodation for five or fewer occupants
This category covers:
1. Custom homes and duplexes
2.Small residential care homes for up to 5 people

🏥 310.5 Group R-4: Assisted Living & Group Homes

Residential Group R-4 occupancy shall include buildings, structures or portions thereof for more than five but not more than 16 persons, excluding staff, who reside on a 24-hour basis in a supervised residential environment and receive custodial care. Buildings of Group R-4 shall be classified as one of the occupancy conditions specified in Section 310.5.1 or 310.5.2. This group shall include, but not be limited to, the following:
These are small residential care facilities for 6 to 16 people
1. Assisted living homes
2. Recovery housing
3. Senior living with limited assistance
